Have you been asked to sign a NDA before?

I am looking into large project but I am out of state (would be moving if this goes through) and need a realtor to do some initial digging and information finding for me. I have bought almost exclusively through private sales locally and am not sure if I can hire someone fee based as opposed to commission based. 

I am also wondering if anyone has ever been asked to sign a non-disclosure agreement when it comes to deals like this. The opportunity is very unique and the property is very unique so if it is scooped up before I get it under contract I am SOL.
