There are fewer HELOC options on non-owner occupied properties than there are on your home.  

Penfed is great for investment HELOCs if you have fewer than 4 properties.

So now what that did by increasing the interest rate is you had fewer people buying homes and so now the supply of buyers started to decline and yet you had these artificially inflated values of homes that now you had less buyers.

You should still be able to get a mortgage, provided you have 6 or fewer financed properties. 10 financed properties is the big cuttoff everyone talks about, there are other breaking points at 4 and 6. 

I see a lot of playground in multi family  that look much more dangerous to me, but I'm not sure that should be the only question.

I would not want to live now with the Cartels in Mexico and limit my ability to travel around freely without danger.

They are normally breeds that are well equipped to provide the service, with some overlap to dangerous breeds. 

I never ask about marital status or kids - as long as there are fewer people altogether than the property can accommodate (2x per bedroom +1), I don't want to know until they are either approved or denied.
