Saving has worked for me up to this point and I don't think I'll ever pull back, but in order to get started investing now (or at age 24), I will need to implement a strategy very soon.

Has anyone ever given their tenants a "quirks of the house" document upon moving in?

I suspect the larger ones will survive and the little guy may just get out. 

. :-) I'm guessing not a good idea, but has anyone else ever had this?

If I ever file a claim it will be obvious who the tenants are. 

My interest with real estate investing has always been dormant ever since university, usually an interesting afterthought, due to my already stacked schedule.
