So I'm looking at this deal structuring exercise and I'm interested how all you experts would structure this deal in a creative & profitable way.

In later phases you're holding what you've got and may choose to pay off your mortgages to enhance your cash flow.  

@Craig WardLighten up a bit--let that sense of humor get some exercise. 

Have it written up in the purchase contract that you can exercise option C (the home inspection contingency) if you find the inspections unsatisfactory.

Using concrete in the areas closer to the building may enhance the curb appeal (stamped concrete can look incredible) while using generic asphalt further out to reduce your costs.    

@Karen Margrave I would balance the "heaviness" of the low roof side by enhancing the columns on the other side.

I think this is a fun exercise, and it sounds like the conversion could be worth it.
