The tenant is leaving in threeish weeks, thus I don't see the point in going through the eviction process since it usual takes 3-6 weeks to complete.

Learn the fundamental basics of the entire process including: researching/finding properties in your market, buying it, rehabbing it, selling it (all specific to your market).

It's also helpful to be prequalified and have all of your documents ready to go so that when you find something it is easy to put in an offer and there are no lags in the process.

The best I understand it commissions will no longer be displayed on the MLS and buyers representation agreements will be required along with a compensation disclosure that everyone signs showing what the buyers broker will make.Realtors aren't going anywhere as the home buying process is not simple and easy.

Don't expect them to spend a lot of time on this up-front conversation, but they probably will be willing to give you some top-of-head numbers in the process of looking for another possible client. 

I don't know of any lenders that would give me a loan or what the process would look like...
