can you do it.. i guess any thing i s possible.. can you pull your hair out and lose money hand over fist yup.obviously we are in a 5 to 8 cap market right now for assets that will acutally perform .. your looking at a 17 cap... market is pricing for riskyou don't live there..

They basically suck you dry as they know many will fail so want to get that profit on the front end.You might want a kicker clause in your lease that sales if XX sales are not achieved in so many years that you can terminate the lease and walk away with no personal guarantee.
