In a dream world I'd BRRRR but i'm in the Portland, OR MSA and I ran a calculation in the BRRRR Calc that made this look near impossible to be a good deal. 

Can anyone tell me if this perfect lending scenario exists, or if it is a total pipe dream:  100% financing on a flip (including reno costs) for someone with no experience, so-so credit (650-700), and no cash or "skin in the game"? 

Everybody says you have to do those two things to achieve the American dream, but that ain't necessarily the best use of your money, time, talents, resources and goals.

I live in an amazing 1840s Greek Revival with a barn AND a carriage house and parking but I can still walk to the subway and I'm a $10 Uber from world class entertainment, and we're 1.5 miles from my wife's dream job.So here we are:I bring in ~$5400/month in wages + ~$800/month in rental income from the pure rental property.

I hope that BiggerPockets will help me fulfill my dream of becoming financially independent at such a early age.
