I'm under contract to buy a 6-plex at around 60%-65% of its actual market value.

if you aren't stuck on boston which is a great market, there might be better price to rent ratios north into the 603, nashua, manchester all great growth markets, and no sales tax or income tax.

Additionally, are there micro-markets that may offer less cash flow, but more consistent and dependable tenants, rental payments, etc.?  

Currently the entire project is being funded by our own cash and we are looking for financing options to pull out our capital once our asset is stabilized. 

Right now I know the bones of the BRRRR and what things need to be in place to make it successful but I know nothing about markets or how to analyze them.

How is the market looking right now?

@Kyle Fitch  often missing out on a condo is the best thing that can happen to you depending on your market and the project itself. 

With your design experience you definitely have a leg up to flip, but the Asheville market is pretty steamy hot.

Many thanks in advance,Victor Talking with my friends contractors in the area... some of this contractor offered very low price for their projects betting to build many units and market changed and they simply started to file bankruptcy... when comparing cost it's common you will find higher costs ... been in this market last few years, houses will start to move again in the next months in a normal cycle (not pandemic cycle) , if you're goal is getting long term rental in place for delay gratification...
