Hello all,I’m looking to buy land to build on but I’m having a hard time figuring out the zoning for my district.

My thoughts are a fast food restaurant with a small apartment building on the other side. 

Shortly after moving in, this house (built in 2006 so 18 yrs old) styarted having issues - cooktop working erratically, they replaced it with a high-end (GE Profile) new one.....Dishwasher started leaking, replaced with brand new GE Profile. 50 Gal water heater went out (elements) they replaced.So in just 6 months, they have spent about $5000 on me.

In that time the water heater (brand new and installed 2022) built up soot on the ignition area, at one point the tenant repaired themselves and it worked but went out again.

I have a $20,000 debt to the IRS, which I am paying off at $381 per month due to high taxes declared two years in a row to qualify for a mortgage.My goal is to build a portfolio of properties that pay for themselves.

We're in it for the long haul and hope to build generational wealth and financial freedom for our family through real estate. 

Instead of paying $500 to keep a seven year old fridge, I added on top of it and got a brand new one to avoid any trouble in the future.A couple days later after getting the refrigerator, I get a call from my Upstairs tenant saying the garbage disposal is leaking.

Have a property (new build) in North East SA, rented for a year & unable to rent for almost ~10 months now, selling in this market would incur > 100K loss as impossible to compete with builders.

There are plenty of benefits associated with building strong realtor relationships, but you will be sent a ton of "land development" opportunities and most will trip you up if you aren't careful.
