I agree with @Steven Luttman about having all your ducks in a row, the Capital Region is on fire with bidding wars still.With buying any property always look at the mechanicals of the building, the foundation, and the roof - as those are all the high ticket items.

Better off with one of the above.The advantages of accepting crypto--either stable, or via auto convert--is that you can receive your money in hours, instead of days/weeks, without worrying about "bankers hours."

I have also heard that land lording on auto pilot is a great book as well.

Here it is... w/ questions. 1) Put single family rental properties in their own Land trust 2) Have those land trusts OWNED by individual operating LLC's 3) Form a Holding company LLC that OWNS the operating LLC's 4) Open a bank account for the Holding LLC and direct vacation rental income to this account, then set up a million auto pays for bills, insurance, and any other real estate expense on the same account.

My rent is not as high as yours, but I house-hack the property and tenant is severely disturbing my well-being, with all-day auto work, a revolving door of visitors, loud music, etc. 

If this is a pattern, the PM might remove the auto-pay option since chasing down bounced payments and late fees gets to be a hassle. 

Not your fault for the confusion here.Do you think there is some complicated quantum mechanics going on that an average brained person cannot understand cost segregation, or do you think people could get confused because the OP doesn’t have any articulation skills?

@Peter Morgan I'm a local agent here in Des Moines and I would not recommend replacing them, but "plan" to give a seller concession of some capacity acknowledging that you understand the mechanicals are old and the property is priced accordingly.   

I'm a pretty good DIY'er, Mechanic, and Welder.
