I agree with @Steven Luttman about having all your ducks in a row, the Capital Region is on fire with bidding wars still.With buying any property always look at the mechanicals of the building, the foundation, and the roof - as those are all the high ticket items.

Better off with one of the above.The advantages of accepting crypto--either stable, or via auto convert--is that you can receive your money in hours, instead of days/weeks, without worrying about "bankers hours."

Here it is... w/ questions. 1) Put single family rental properties in their own Land trust 2) Have those land trusts OWNED by individual operating LLC's 3) Form a Holding company LLC that OWNS the operating LLC's 4) Open a bank account for the Holding LLC and direct vacation rental income to this account, then set up a million auto pays for bills, insurance, and any other real estate expense on the same account.

@Peter Morgan I'm a local agent here in Des Moines and I would not recommend replacing them, but "plan" to give a seller concession of some capacity acknowledging that you understand the mechanicals are old and the property is priced accordingly.
