We have offered a bedroom and bathroom in our home to an old friend as she works on getting established.

I'd appreciate feedback on the local rental market.The units rent for $1200, $1350, and $1500/mo for 1-3 bedroom units.

Is it better during these times to hold and rent, creating 6 smaller 1-2 bedroom units or turn into 3 condo units 2-3 bedroom units.

If I lived in the mother-in-law suite and rented out the other two bedrooms in this home, it seems as though that would definitely cover the mortgage, given the decent location, and then after I move out in a year, cash flow could be around or over $1,000.

My top choice right now is an 8 bedroom 4 bathroom house.

I'll still put carpet in the bedrooms, but I'm leaning toward not even doing that anymore. 

If your in Sandbridge your fine, if you are in the two other areas you can only have two contracts a week for str, a max of the three people to a bedroom etc, and of course CUP approval.

There are 6 people living in the apartment, which is 3 bedrooms.
