This isn't really that earth shattering, just kind of annoying.The title insurer will usually require the scope of work and any lien waivers to issue certain endorsements required by lenders for recently rehabbed/constructed properties.Permits are all public record anyway - and often double checked by the appraiser.So - while it is kind of annoying, a lot of this work is already required to complete the transaction anyway.Just my thoughts.

First I want to thank you for reading, I am new to the investment market and the idea is exciting and terrifying at the same time.A few facts:Purchase Price: 325,000Rental Income Estimate: $5250Property details: This is a 3 door property:1. 1/1(main building)2. 3/2(main building)3. 2/1(separate building)Repair estimates to get all 3 properties up and running: $145,000 - $200,000I do not have a ARV since its very unique there is not anything we can compare to but I am looking to get a third party appraisal.Plan is to do a mortgage for the property with cash down payment.

My thought is that we open a new LLC to run all property management activities (for existing rental property and cottage) along with new bank account, etc. for all activities.

I know at NW we are all licensed agents and that does make a difference because we have access to resources some wholesalers we don't have and of course, litigation.... we not only want to operate ethically and morally, but there are real consequences to not.
