Additional amenities, professional design and photos are some ways to stand out. 

It ended up costing us $50,000 in additional expenses across 25 windows because once we changed the windows, we had to bring the framing around the windows up to 2023 code - which required removing the already installed windows and reframing each window down to how the studs were strapped with metal straps down at the floor.  

I currently live in central Midland, TX in a 3 bed 2 bath single family home (1480 sq ft) with a value of around 305-315k and I owe 221k.

Buying a SFH to live in doesn't cashflow at all but if you think the house will be worth 3x in 15 years then it's a no brainer. 

Recently, he sent a summons to the property (which I no longer live in) and the tenants sent it back as wrong address.

It can bring additional profit and does not require significant investments.
