This just happened to a fellow investor who's tenant abandoned and damaged the unit--he used a lease he found on line and was unable to go after the tenant for damages. 

She's owned the home for 20 years and the tax records online only show the home in her name.  

In any event the landlord is responsible for providing a safe environment and he/she did not appear to do that and got seriously whacked. 

Prices between companies and brokers fluctuate 30-50% so get a list and shop around to find the cheapest policy.Be safe!

if they are a standard size, you can buy finished end panels and tie kicks from any cabinet store or online

Instead they won't an easy & safe way to park their money.You probably don't have either of those issues as you live in PA so I would suggest you look to a local PM or turnkey provider as you'll likely know the market better.

I don't care what you say your credit score is or how many homes you have purchased or that you got approved online with Bank of America ...Bla...Bla..Bla... 

Usually they'll search for you online and if you don't have an online presence it'll be harder to build trust with them.

I just utilized an online DTI ratio and my backend debt is a little higher than what mortgage companies may like.Again many thanks for your advice as I appreciate it much!
