When I see a VM pop up on my phone when there was either no ring or 1 ring, I instantly delete the VM and block the number and send it to the Hiya app so it gets flagged as a spam number.I cannot tell you how much it ticks me off - and that's the reason I refuse to even consider it.

I use a form that is zapped into my CRM and the prospect instantly begins getting info and my call center calls.

They only have date data for less than half of the records, so if you filter by date (such as last recorded, last market sale, etc) before purchasing the list, you'll instantly lose half of the records.It's hard for us to direct you as far as what filters to use because each investor has a different strategy that works for them.

It's just like buying a new car; it is worth less the instant you buy it, and while (unlike a car) it will eventually appreciate (unless it is a mobile, not a modular) you will be underwater for a couple of years at least.There are existing houses in your town for less than you would pay for a new modular, and if you buy right you may have some instant equity.
