I would put a link to your listing on FSBO or make a 3405Chesapeake.com site and put all your photos there with a link on your sign.I would also power-wash the bottom, put the toilet lid down, etc. on the photos.

Which although your current mortgage payment is slightly higher than your rental income, it is probably a wash because of the selling costs associated with unloading your rental.

However buying a rental property that you lease to  your mom as an arms length transaction might be fine if you actually set up a lease, collected rent and reported it (you can gift it back to her legally within the federal limits so it washes).There are some timelines you do have to follow.
