Further more, some back of the napkin math at an avg of $1500 per month per property is:$1500 x 12 x 5 = $90,000.

You can either make your new lease expire at the same time as their old lease - so you can modify your rental rate then; or you can bake a new rental rate into your lease at the time their old lease would have expired - so something like "Through X date your rental rate is the old rate, and beginning the next month your new lease rate is X $ more.All the best!

I could cash flow $300/month at the rent I'm asking for on Marketplace (I listed it higher than I thought I'd be able to get).

If you got a $200,000 mortgage six years ago, your monthly payment is around $1,000.

In person its a place I could see maybe doing an investment or two in but its not where I really want to set up shop (I mean that literally; set up a home and also set up a wood shop - so I can build custom cabinets and stuff).If Santa Cruz, CA ever goes on sale then I'll go there and suck it up with CA laws and cost of living, but for the foreseeable future it is not even a remotely viable option; I looked at a fourplex there generating $10k in monthly income and priced at $2,700,000. 

I then can sell that land at a 50% discount for a quick cash sale. took 6 months. that's a good return.

I’m the meantime I was able to find a new tenant who has paid the security deposit, first month rent, and has scheduled utilities to be transferred to their name but no lease has been signed yet.
