I have been having a lot of the same issues you guys are having, so I have teamed up with one of my local Title and Escrow Companies here to have them send me a list of all of the 2/3/4 none owner-occupied properties who have a mailing address out of state.

While everything has been redone the garage will have to be addressed at sometime and that will have to come out of profit.

@Bryan Tasumi most Rental Agreements will specifically address the issue of a renter renting out rooms or part of the property.

@Luis Barberi I would echo what @Arturo Borges has shared as it relates to trusting the syndicator. 

And transfer your property into your LLC/SLLC via a legal trust that is a member of the LLC.

I've seen lots of different ways to search generically, but not having much luck in finding addresses and owners of specific property types and sizes. 

I have done some digging and have found who is in charge of the estate/owner of the property and their mailing address.

I'd imagine if it was deeded to you or a family member it might not raise a flag, but the out of state mailing address might.Do you have other properties in ER?

I have significant amount of money invested in stock right now and reasonably trust the average index fund return rate of ~9.5% to continue (of course, been getting much higher than that the last couple years, but we're in a bit of a bubble).
