Don't know what's in holding costs, purchase costs should be itemized but you can guess.Your rehab figure appears to have been added up, but don't know if you included the cost of the dumpster, trash hauling, permits, etc.

The quality standards have historically been far higher in park models than in HUD homes, and they have traditionally "held up better" than most HUD Code homes.In California, I have even seen a community with two story park models being sold and owner occupied.

While I agree with J completely, I also recommend (and did what I recommend) that when starting out, you spend as much time doing as many things as you can without doing anything that could jeopardize quality or cause delays by screwing it up.More importantly than actually swinging he hammer in my advice, being there from start to finish through as many items as possible is important to give you that feel of time and effort it takes for each item, which items should go first,second, third, and so forth, as well as spending that time managing the contractors/subcontractors.

8am--headed to the newly acquired and renovated rental property for some final 'fix it' items: repair window, connect gas stove, mount hand rail for basement stairs, pick up fridge, and meet guy who is building egress covers and ladders.Oh yeah, forgot to mention that it is our first real snow storm of the winter-8 to 10 inches.
