Emily, I could easily say, "Come on investors, get serious, stop low balling with stupid offers, doing horrible rehabs and wanting top dollar for almost no work."

I was just having a conversation, not saying that you dont have balls.

Things I remove:Garbage disposal, ceiling fans, kitchen faucet sprayer, all electric in a detached garage, most of the electric in an unfinished basement, humidifiers, locks on interiors doors (teach the kids how to knock), door bells, shower doors, showerhead on a hose, flouresent shop lightsThings I add:Door stoppers, motion lights (in a rough area), deadbolts to exterior doorsThings I replace:Gate valves replaced with ball valvesOld houses that have a "barrel trap" on the tub get replaced with a P trapAny plumbing repairs are redone in PEX, even if the rest of the plumbing is copper or galvanized

A bigtime ditto for what everyone has opined. . .. . .and here is my further, 0.02:It is a screening tool, and helps me to ball park what the property is really worth.I use it as a benchmark against a bloated and ridiculous asking price, as well as lowball cap rates.Also, I bump it to 55-65% when Im researching distressed and C-level properties, and 40-50% for AAA properties.Remember we are buying real estate not for the view, or how pretty it is.

I bought a lot with some title issues I cleaned up for 18K all in that is now getting low ball offers around 65K after owning it about a month.
