The current trend doesn't seem sustainable as wages in the area have not kept pace with the rising cost of living.  

I don't plan to stay in this area super long term- so it either has to make sense as a fix/flip or be something that cash flows well enough for me to hold onto long term/have it at least self sustain if/when I move.

Buying a property in the Bay Area is great if you're looking to acquire an appreciating asset, but if you can't sustain many years of negative cash flow, then you'll be out of the investing game very soon.

You want a market large enough to self sustain but not too big that it creates a inflated demand and market price.I'm writing a book on the step by steps I've taken with my wife to find these investment opportunities and how we approached each deal.
