Short term rentals usually price best 65-70% loan to value but if the cash flow is very strong to support a higher rate up to 80% is still possible these days (not common though).Best of luck.

I would not invest in CA because of no cash flow, I woudn't invest there because of the tenant laws.You have to decide if you're looking to hold these properties and realize the equity gain, and then either sell or refinance.There is no right or wrong answer as to what is better, cash flow or equity.

If the property goes unrented or is rented but the tenant doesn't pay can you cover the mortgage, eviction cost, renovation cost and holding cost during that process and pay your bills?
