@Nick WesemanI use a GC for 40% part and I managed about 60% of the entire project myself.I will give the entire project to a reputable GC on the next one so I can focus on closing more deals instead of managing subcontractors.It's a little challenging to find an honest GC that truly cares about your project.You have to try couple of bad ones before you find 1 or 2 you can keep.

I would recommend finding a reputable company like First American that also maintains insurance on themselves in case an employee runs off to the Caribbean or something with the cash.

Makes me realize how little investors truly know about deal making.If you  were a seller... and you go to all the trouble to find a reputable company and they see there sites fill in their information and then suddenly a total new person new company is calling up that seller.Isn't it quite obvious that company sold your personal info ?!

If I don’t know the buyer or their reputation/can’t verify their bonafides/ don’t know whether or not they have any experience in buying property or find out it’s their first transaction or something, I’ll probably recommend we go with a buyer who has representation and will be more likely to make it to closing instead.
