As a COURTESY, we will do our best to set up an appointment with the tenant for no charge.In a perfect world, the tenant will honor the appointment they agree to - but, from experience, can tell you that the lower the demographics of the tenant, the less chance of success.So, again for no charge, it is our standard practice to such appointments in one of our company calendars with THREE reminders for the tenant - one 3-5 days before, the day before and at 8am the day of.

That way, you can set it up so that when you get a lead, they are automatically getting on a drip campaign.The CRM should also push reminders for you to take actions when necessary.Hope this helps!

As rents rise you may get marginal cash flow, but over 5 years I predict a great mix of cash flow and appreciation (as @DavidGreene reminds us). hope this helps, and remember to run your own market data analysis and property analysis, utilizes showings, property visits, and convos with your local team to validate your assumptions.

i use apartments.com thats good for having your tenants pay you there with history and reminder of leases. i use spreadsheet for my expenses as well and then just share that with my cpa at end of year. hope this helps
