As a COURTESY, we will do our best to set up an appointment with the tenant for no charge.In a perfect world, the tenant will honor the appointment they agree to - but, from experience, can tell you that the lower the demographics of the tenant, the less chance of success.So, again for no charge, it is our standard practice to such appointments in one of our company calendars with THREE reminders for the tenant - one 3-5 days before, the day before and at 8am the day of.

i use apartments.com thats good for having your tenants pay you there with history and reminder of leases. i use spreadsheet for my expenses as well and then just share that with my cpa at end of year. hope this helps
