Markets like, Las Vegas, Boise, Austin have seen significant reduction in rents and higher vacancy. 

Depending on tenant’s lease they may desire lodging; if lease says nothing they are only entitled to rent reduction for days they cannot use unit.  

Many people here operating in the Front Range think the correction is already here, as we’re seeing quite a few more price reductions and longer DOM than previous years.

(Some I paid more on and cashflow quite a bit more as well)If you don’t feel your lifestyle, and the people you can help, and the reduction in work time isn’t worth $7,500/month on 15 more doors, keep doing what you’re doing.

As someone stated, my personal recommendation would be to include a common area reduction so residents aren’t hit with the full irrigation expenses in such a dry climate. 

It’s a really hard pill for me to swallow thinking I will be losing $21-24k in real estate agent fees. 

Explain that you are willing to work out a monthly rent reduction in compensation for her to get her own lawn mower.
