It is one of the most cost efficient methods as well and low startup cost.  

Do you think I am just being overly cautious trying not to get burned on my first deal or do I need to up my price in order to get a better quality house.

Can anyone share experience they might have using this method or thoughts about it?

I am fine with quality rentals not so keen on what I have seen from the Morris/oceanpointe threads that's kind of scary for investors.and I always think urban core D class which shows highest paper returns are really appropriate for locals that live there and self manage or have enough of them 100 to 200 etc to have their own crews.

I'm really trying to BRRR method work for me.

I started building my own absentee list method about three years ago..
