There are processes and procedures to prevent this ahead of time, but harder to fight once the damage is done.  

Unfortunately the litigation in this country would prevent me from offering this solution.

In oregon now, they have extended the eviction moratorium which basically prevents tenants from being evicted until after september 30th and gives them till march 31 to pay back the rent we never collected.

Governor Wolf just extended Pennsylvania's eviction moratorium to August 31 preventing evictions of those that have lost income due to covid.

You can avoid tax returns, bank statements, and standard lending practices that can hurt, delay, or ultimately prevent you from purchasing the investment property that is already cash flowing. 

I think that would increase hassle/costs to prevent it from becoming an eyesore.
