Depending on your turnover and condition of the physical property, I'd see up to 6% plus a percentage of repairs.

I agree that it's the buyer's obligation and most wholesalers don't want to spend the money, but you will present a much better product if you present the wholesale deal with an inspection.

It's a Fannie Mae/Freddie Mac product and would need to be in your personal name.

I was very happy with the results, but I am sure the person doing the work makes a huge difference in finished product.

Any LLC would be required to have a physical address within the state as well as any mailing address like a PO Box that a tenant might have.
