The Underwriter will be able to see all the paper work at once so this makes approving both loans much easier and both loans will fund one day after the other or a couple of days apart.I hope this helps and have a great day.

I close on a duplex tomorrow, I got copies of the leases early on.If they dont want to provide the paperwork, then they may not have a lease or someone is not being truthful about the numbers.Not a big deal either way, just understand what market will support for each unit.

@Patrick YoungI did tour their neighborhoods and their operations, and I'm actually closing on 2 properties with them today (just completed paperwork actually).You definitely have to do your own analysis -- their pro formas are junk because of the $0 allowances for maintenance and vacancies.

Since there is no lender involved, It shouldn't matter who funds the cash purchase for the buyer, so long as the mother signs the deed and requisite paperwork.
