BUT it can be SO much more financially lucrative and for me rewarding being able to have a happy vacation spot for people to come make memories.Long term as you probably know, doesn’t usually have those upfront or ongoing expenses.

HI everyone one, so the COVID put a hold on my first real investment (I have a property where I live in S FL with tenants but this is the first out of state property)I am looking for any further details on these states - from the research I have done Cleveland and Memphis seem to be good places.Now with that in mind I was debating on going the turnkey route but most people I have spoken to say there is no real equity in those and you are buying at top dollar and you either need to ideally by a wholesale deal cash or work with a realtor but one that also has connections to contractors/builders/property management etc So any advice - the aim is to really be cash flowing every month as I need to increase my income so I am able to spend time with ageing parents.

I did want to add, that when you're listing a property in the winter, plan on going lower to get it occupied and plan on raising the rent to market level at lease renewal - in the summer.

I ran the numbers and looks to be a good deal even with having 10% in Cap-Ex and Repairs per year but the downside is the school rating is only 3/10 and higher crime rate where this location is.Based on the numbers it would be above a 20% ROI which is fairly good but not sure if the schools and crime could be a major part of the factor when investing or end up making a poor decision just being the numbers look good.
