Through analyzing my leads, I’ve noticed some interesting correlations.

The original lease has addendums (several pages) for Lead Poisoning Prevention Act and Disclosure of Info on Lead-Based Paint and Hazards. 

If they make one call to city and they are low to moderate income they willbe provided with a free lawyer more than likely and you are going to be slapped with not providing a nonhostile living environment.

Lessons Learned: We learned the value of sourcing deals directly from sellers, as Matt Rzodkiewicz did, which leads to favorable purchase prices.

Those that get their version of knowledge from the internet, do it because it is both quick and free. 

Do you have other assets owned free and clear or with little debt that can be pledged as additional collateral?
