A few random thoughts...In late 2016, the "Great Gatlinburg Fire" destroyed approximately 2500 structures, the majority of those being vacation rentals. 

The cheaper landscaper destroyed my front yard and charged me a lot to do it.

I would then manage the property to make sure that the properties retain their value and are not, to be blunt,  destroyed by the poor care of students. 

One who has experience in evictions, and once the attorney is involved, follow their advice.Be warned that she may destroy your property, so if you have pictures or videos of the condition of the home when you purchased it, give those to the attorney as well.

Any increase in HOA or other special assessments could destroy that.Keep in mind, cash flow is NOT rent - mortgage - HOA. 

I know people who have done this only to find that the pissed-off homeowners (at the bank) last horrah was to destroy the house including pouring cement down drains, stealing stives, cutting up the trusses/joists with a power saw, stealing the copper from the electrical, dumping horse crap in the house, etc.

Without seeing warning signs and digging deep, missing this minor detail would destroy a first time investor.Ok, now that all of that has been said, it is absolutely achievable.

Pets destroy property.

The carpets have been destroyed (we're not talking about crappy builder's carpet either, this was residential grade, 20+ yr.

They will just destroy the new carpet too.
