My wife and I have been debating flipping vs. buy & hold.

I'm in a debate with my PM over the following scenario and I'm looking for some opinions.Tenants move out and property requires $500 in repairs (beyond wear and tear).  

And yet all of a sudden there's this wildcard in the mix because the neighbor is using his home as a hotel, maybe even a brothel (I'm guessing some of you are fine with this - the founders approved...).Use common sense.This isn't a theoretical, or philosophical debate about what was intended, or should be.  

Because of it, it's very difficult to debate with you, as you just change the topic on a whim, without realizing it.

I am debating allowing pets into the apartment complex I own.

If Fox News started reporting that the 9/11/2001 attack was a GOOD THING, then we can start debating this issue.Next, News Organizations are NOT in the business to report news, they are in the business to return a profit.

You're going to have due-on-sale problems -- I'll leave it to you to search this forum for that hotly debated topic.If your mortgage is in your personal name, it's always going to be on your credit report regardless of how the property is titled.

Do we really need to have this debate again?

For now, the individual mandate penalty is a strong tool for keeping the system afloat (rightly or wrongly - I'm not going to debate that issue right now).I am also incredibly pleased to see that the 121 Exclusion (Capital Gains on the Sale of a Personal Residence) has not changed and remains at 2 of 5 years instead of what would have been a horrible 5 of 8.The amount of "other stuff" included in the bill is going to take a while to digest and commit to memory.
