@Kalimah Jenkins  I really like that Idea that forces folks to be safe and hop on the phone.... its sad but this is what we have to do to protect ourselves... we wire probably 1mil or so a week out of my office sometimes more sometimes less.. and its just critical now that we are super diligent..

On the plus side, you can usually get an inspection period which is the critical piece of the puzzle here.Many REOs have a formula for pricing and accepting offers.  

This Quality of Repair work Isnt Achieved JUST by changing a mortar color, they must Know Which of the many Jointing/ Tuck-Pointing Tools to use to Achieve this Look & so On.Mason #1 also may have Little to no Experience with jackhammers/Certain Hand tools to Remove Brick,Mortar,Stone Etc,He gets up their and Tears Half the Wall down b/c he dont know how to "Finesse" Brick from a Wall.Some Cases are More Critical then others. but Choose the mason by his TYPE of Exp.

If you're using a wholesaler and you're new to the industry, you're lacking two of the critical components to make things work and make yourself appealing to investors with cash.

I know some people criticize this method because you are sacrificing so much profit by not hiring your own employee/boots on the ground person, but I see several MAJOR advantages to using a local boots on the ground wholesaler that is already established in my target market….A local (boots on the ground) wholesaler will save you TONS of time and energy getting set up because they are already established and are set up with:1.

Regardless, I hardly consider this discrimination, just critical commentary of self imposed risk factors.

The critical component here is your intent to hold for rental, investment or business use.
