Rent has gone up (and will continue to) and property prices have increased (and will probably continue to).

Should I sell given the 100% market appreciation or continue renting it out?

Now that I'm crunching the numbers, I don't know if I made a huge mistake buying these properties with debt, as it looks like the cash flow will not be that high, and the area has already appreciated so much that I wonder if it will continue to appreciate.

If the problem is isolated to one fixture (sink, shower or toilet), it could be a local issue that could be fixed local to the fixture, but that is likely a short term fix as the other fixtures will continue to have low pressure as corrosion and scale build up.

I would suggest that you continue to search for information in the BP forums and also listen to their podcasts.

Factor in their costs of business: license fees, continuing ed, MLS and Board of Realtors dues, and E&O insurance.

It's a grocery store and walmarts not far so idk how it stay in business.I'm really leaning on continuing to save money and wait

I hope what you mentioned is true regarding some not studying the area before buying, because I know how much I do and will continue to.

Likewise, you can continue doing that as long as you’re willing to move around.
