From what I see rents are about 900 for 2 beds.

EX. 3/2 SFR Rents in area $1200/moVersus House hack 3 bedroom $600 (master), $500 (bed 2&3)Is the return worth the hassle?

I mostly want to attract travelers interested in finding a comfy bed and good atmosphere, that don't mind sharing a bathroom, entrance if possible, but don't want to pay extra to rent out an entire place. 

Then put 3 beds and 2 baths ( ask why later) For now just do it.  

Our Initial projected rehab cost was 90K with Secondary being like in-law unit but we got permit from city to build full fledged unit with Full Kitchen and 1 bed and bath.

I know real estate investing is a great way to build for retirement, I just wish I could find a magic wand to make him understand that he can still do some things himself but we are better off in the long run to hire the bulk of the work done so we can acquire more properties.BTW, the first 2 flips allowed us to pay cash for the duplex and the most recent rental unit (SFR 3 beds, 1 bath) so it is working, just not working quickly enough to keep me from having to put in 80 hours a week.

I came across what I think is an awesome side by side duplex, 3 bed one bath 1500 SF per unit.  

They seem really clean and not really anything to do to them. 3 bed 1 bath about 800-900 sq. ft.

Bed bath and beyond: Many of the purchases my wife used to make there have also migrated online.3.
