Add up the hassle, mistakes, interest, and other issues that come with large renovations when you make mistakes and their returns are lower in the long run.BRRR can work but to me it’s like C/D class investing, you really need to know what you are doing, a lot can go wrong, and its better suited for experienced investors with teams already built up.If you have not done a carpet and paint renovation, why take on a gut and rebuild that includes mechanicals, lead paint, asbestos, and all kinds of other issues.
