If you are looking for a realtor in the area, him and  his team is a machine.

Some of the guys with real machine flipping businesses have clear filters of "x" % because they analyze 20 deals a day, and must get through them quickly.  

I understand and anticipate the need to begin a direct marketing campaign but just curious to others thoughts on the ability to keep the machine fed through MLS and wholesale opportunities while I ramp up my own efforts. 

As it is my duty to serve this fine nation, it is my duty to fuel the machine that feeds our RE-related businesses!

My suggestion of substituting it with the washing machine which was not included in the sale was nixed that the seller needs it and "this is just part of short sale downsides." 

Look at volume not charges.Sixth: Will you have time to be there to audit the actual cash withdrawls from the machines over 2-3 weeks.

Hi KevinIf its bothering other tenants in the building I would recommend buying (can rent) an Ozone machine - This will remove the smell.
