There is much less new supply of single family homes, so the rental rates are flat to up a little; this does depend on the neighborhood though, in some of the fringe areas where there is a lot of new single family home construction the rents are a little softer.

I typically like to use a solid surface over formica more for maintenance and longevity.

In this specific case, as several pointed out, the risk has gone up and so the price should go down.BUT, there is so much more to consider.1) How long has the seller owner the property?

Or maybe use the cash they’re willing to front for a bigger better deal where the cash can get used more efficiently but again, how?

I've been to some local events when I used to live there (2020-2023) but I tend to like networking 1 on 1 more than at events. 

I can definitely find deals like this in Garfield Hts from 75-95k, but a lot depends on the Point of Sales for each property.
