As far as the 8k tax credit I had ill-educated myself and that 8k tax credit will not necessarily be a factor in the deal since I plan on flipping it as soon as its under my name.

Now not only am I into my second month of no payment, which isnt late until the 3rd.. but im out $300 on utilities I already had to pay.. and section 8 just keeps telling me all the paperwork is still being processed, and keep telling me ill have my money yet those dates they tell me keep passing.. what do i do!?

Hi I just want to make sure my numbers are correct on this deal before I put down the EM and sign the contracts.I pulled comps myself(I`m not too confident in my ability to determine ARV on my own yet).ARV is around $270K.Purchase price is $10k.Repairs will cost between $70K-$100K,contractor said it will not exceed $100k.So I`ll be all in for $110k.I figure if I can get a HML I could easily resell for $200k and gross $90k on the deal.I need to make sure my ARV is right though.Could somebody help me out with that?

I think it's because she's ill and doesn't feel as though she has any real time left to invest so she'd rather secure something for me and if she lives long enough reap the benefit of resale profits.
