I can set much more refined search criteria and I have access to other tools that allow me to mine for properties based on distress, absentee owners, etc.

There are definitely some tools that can help with streamlining this process. 

I now feel like I have the tools I need to navigate on my own, however, I fully plan on continuing to work very closely with him as the main source to my "deal pipeline". 

Partner with a company that can help you build your brand, develop your marketing funnel, work investors through a CRM, bring the money into your offering, and do investor relations once the asset is being operated. 

Great tool for a buy and hold investor.
