Just thinking on the surface, and being shallow brained, because that's what strikes me first when I see places on Craigslist or other sites in my area when I'm personally looking to rent a new house.Try your best to put yourself in your prospective tenants' shoes from start to finish, what is your ad saying, how are you interacting, etc.Glad its rented!

In my short tenure as a RE investor, inherited tenants have been my biggest "X factor" when it comes to trying to stabilize a property with regards to cash flow and return.My advice to you would be professional but firm with them, as the initial interactions will set the perception in their minds whether you are "fly by night" pushover landlord, or someone who is running a business.  

I want a separate log in to each phone number that does not interfere with the interaction of the other numbers.

I just heavily prefer face-to-face interaction, and if nothing else you get some great Thai home cooking and a peek at the area I'm working.I'll send a colleague request after Crossfit, gimme an hour or so.

I mean, I've not interacted with the person on a Forum, and they don't even take the time to write a short introductory message to accompany the request.  

Also, I will be living in one unit, so I have to see and interact with them probably daily.

I think it's not the best use of your time but it's a good starting point for new agents to get that experience and interaction talking about property.
