I have yet to make my first deal and am currently struggling to find leads mostly because I am cash strapped and trying to budget as I go.

Purchase price: $490,000 Cash invested: $150,000 Property generates $4,050 a month income, rents are below market.

The moment my partner and I feel the cash flow from short-term rentals (STRs) isn't worth the effort, we'll pivot.
