You will want to get ahold of their actual records filed with the IRS to validate actual costs and rents received (They offer market numbers but you'll need to get your own numbers).

For example, if you buy at auction, property taxes are not paid, title is conveyed through a trustee's deed or sheriff's deed depending on your state.If you convey title via a warranty or special warranty deed property taxes will be paid.
