I just recently ran some cash-flow scenarios on 4-plexes for a client.I was surprised that the cash-on-cash return with 3.5% down was lower than the COC for a conventional loan with 30% down.  

I would like to focus on Turlock as it is a college town, has many amenities, convenient to the freeway, and has lots and lots of craftsman style homes in decent areas!

Surprised to see that the ARV is not close to the sale value you expect.

the one that surprised me was Kansas City!

I would be surprised if any area with very cold weather did not follow this trend.

@Sam Leon @Udayabagya HalimGood ideas to actually achieve the objective without being "intrusive".Have you ever found any totally unexpected surprises inside the properties from new tenants that looked good on paper after they have settled in for a couple of months?

The more issues you think through up front the fewer surprises you will run into later.  

I loved growing up there and am always pleasantly surprised to see the progress being made when I come back to visit a few times a year.
