Your properties aren’t going to appreciate a bunch, and I’d look to other markets if that’s your end goal, however there’s a steady rental market in the area that is strong. 

However I am not sure if that is a strong enough reason to invest there.

Selling a property in the first 7ish years with a mortgage is not great because the strong majority of your mortgage payments are interest and the principal balance doesn't go down much. 

Upon reevaluation, I figured why not invest in Indy - it has more of what I'm looking for, plus friendlier prices, friendlier taxes, and having been there many times, I believe it has strong long term upside as a city.

. , ROINote: The last numbers on year 5 is the cash flow+the return on the sale assuming I sell for 65k , but at this point I don't have strong comps.I plan to run my numbers like this on all my deals, except for the CapEx and holding period ( I may change those depending on the life expectancy of large items).
