As@Roman M.mentioned, Mtg foreclosure auctions and Tax Deed suctions are two completely different animals. 

You cannot buy a family member's or friend's property in a short sale, which is a legality set up to guard against fraud.Now if you meant instead that your parents have a contract on a short sale property that you'd like to take over/buy from them, that could be a different animal ... though I still don't think you'd be allowed to do it.And loans from private lenders are typically much shorter terms, nowhere near 30 years.

In high growth states if a tenant concept goes out there is general demand from other tenants to go in.Multi-tenant MTNL is a different animal and underwritten differently.

Nobody can answer it because we don't know what you like, how many people in your party, do you want to dine in or out, what can you afford, etc.A "coop" is an enclosure for chickens or other small animals. 

Party animals do NOT make the best tenants or roommates. 

Oh, and your tenants sneak in some animals that cause $10,000 in damages and three months of vacancy?

DSTs are really a different animal - albeit one that might work for you.Interestingly enough I am starting to see more and more private money syndications interested in structuring deals to be compliant with 1031.
