The transition has been somewhat smooth;  However my heart still screams INVESTOR more then anything.

It's a big obstacle to a smooth exit.

Has it been smooth to manage or have there been tons of issues?  

During those 20 year increments, would you say the appreciation (which is what you are depending on) was smooth, or were there drops in value (some huge)?  

I want to make sure that if I am unable to assign the contract I am still able to walk away from the deal.I'm working on creating an efficient and smooth system for all the potential offers I have on my plate at the moment and in the future and The Florida Realtors Residential Contract seems like overkill for the types of properties I'm making offers on. 

The big challenge is going to be marketing the property and getting the best price.In PA, I list it in MLS via a flat fee broker ($99 + additional services as needed)Pay the buyers agent a 2.5-3% commission.Use standard PA Realtor agreements to accept an offer.Buyer chooses a closing company and it is usually smooth sailing from there.

I'm hoping that goes smoothly and I can move in within a month of closing.I'm running into all kinds of interesting problems like my insurance company may not cover the property since it is distressed.

As long as you have the right people in place it goes smooth.
