Completely unnecessary, and it can actually work against you in court if the judge determines the contract was not easily understood, therefore, the tenant didn't understand what they were agreeing to.  

After last month's late rent I had them agree to not renewing the lease (auto converts to month-to-month) and had them sign an agreement that they understood this and would move out by that time which is Sep. 30th.

This doesn't take into account the possibility of completely losing the initial investment, and then the possibility of any repercussions of that such as bankruptcy, etc.Maybe I read you completely wrong, but if I understood you correctly, I completely disagree with your thinking. 

Needless to say if I had asked to see his books and understood what I was reading I probably would not have invested.
