What initially drew me into DSCR was being able just to show the "W2", "income amount coming" and as long as the rent comps were in positively cash flowing everything was good, and not having to ping my credit.

BRRRRs are really tough right now with interest rates high, rents flat, contractors booked up, and tremendous competition for deals.i always get nervous with HELOCs as down payment because it can mean that you're not well capitalized.
